Last November, Kaseya Center hosted America Business Forum, a two-day gathering of presidents, CEOs, athletes, and investors that Miami used to sell itself as a world city. You did not need a ticket for the pitch to reach you.

The useful part was never the celebrity list. It was a handful of people with real money and real dirt in this market saying out loud how they decide. Those points still show up in buy, sell, and hold calls today. The rest was a good night in an arena.
The calendar is the sequel. The World Cup already came through South Florida. The G20 is in Miami December 14–15. The same forum returns to Kaseya December 16–17. That is not a reason to mark your unit up $200,000. It is a reason to look at your building with 2026 numbers before those weeks arrive.
1. Pay for the Tuesday, not the photo. Ken Griffin, who moved Citadel to Miami, did not do it for a skyline shot. He talked about streets you can walk, schools you will use, and a city that still talks about the future at dinner. That is still how a serious household prices a move here. If you are buying, the view is the amenity. The decision is whether you would live the ordinary week. If you are selling, the person who writes the wire is running the same test.

2. The city process is part of what you are buying. Jeff Bezos grew up in Miami. His practical line from that stage: the city should be able to read a building permit and return yes or no in 10 seconds, and if the answer is no, tell you the 6 things to change. That system does not exist. The queue does. If you are buying a house to renovate, a development site, or a condo in a building with punch-list or special-assessment risk, underwrite the permit path the same way you underwrite the roof. Renderings do not close.

3. “Hold Florida” only works if the hold is financeable. Steve Witkoff, a developer who also works in this market, put it simply: if you have conviction and the balance sheet, do not sell the compounding asset. He also said the only downside people name is hurricanes. Florida then went a full season with no hurricane landfall, and 2026 has been quiet so far. That does not make the annual stack cheap. Insurance has finally moved the other way in parts of the state. Citizens took an 8.8% statewide cut, and some Miami-Dade homeowner prints are down around 14%, but that is relief from a very high base, not cheap coverage. A $2 million Miami luxury condo can still cost $80,000 to $140,000 a year once you stack mortgage, HOA, tax, and insurance. Holding is a strategy if the carry is a rounding error in your life. It is a leak if the HOA is broken, an assessment is coming, or the premium still eats the yield.

4. Watch the dirt, not the speech. Adam Neumann, who is building residential here under the Flow name, told the room Miami’s superpower is community. The part that matters is what he has done since. Flow House at Miami Worldcenter delivered. The firm sold an unfinished Worldcenter parcel this summer for $26.6M. Aventura approved a tower plan. Flow paid $70.5M for 16 vacant acres in El Portal, zoned for more than 2,000 units. Wynwood now has a Flow building. If you already own next to one of those sites, that is construction, traffic, and a new comparable, not “energy.” If you are buying into that gravity, you are buying an active developer, and one who will sell a parcel when the number works.

5. AI was about power and land, not your floor plan. Eric Schmidt, formerly of Google, and Jamie Dimon of JPMorgan treated AI as infrastructure: models, then software agents, then a hard limit on electricity and sites that can take load. Do not pay extra for a finished Brickell condo because Miami had an AI keynote. That tape was about power and land, not your floor plan.

A giant investment number from a speech. A presidential figure quoted last November is not a reason to raise your ask, and it is not a reason to stretch on a unit. Price the building against today’s comps, today’s carry, and today’s rate.
“Miami replaced New York” as a pricing model. People moved. Capital moved. That is real. Pricing your home as if Miami is still the cheap alternative is not. Cost of living here has closed a lot of that gap. The remaining spread is often insurance, taxes, and lifestyle burn, not the sticker on the door.
A political headline as your housing plan. Venezuela and Argentina were on that stage. They matter to this city. They do not mean your building empties next quarter, and they do not mean you should list because a president had a good afternoon. Some capital will go home if a country actually turns. Most of the household that already bought school and safety stays.
The World Cup as a new value for your building. 7 matches were a hospitality print. They were not a permanent reset of your condo’s price. If you do not have your own June–July numbers (what you rented it for, what sat empty, what the HOA assessed) do not pretend the tournament re-priced the neighborhood. It re-priced a handful of weeks.
G20 Monday and Tuesday. The forum again Wednesday and Thursday. The same buildings will be photographed. Some of the same people who collect cities will be in town. Get specific about your asset.
You did not need to be in the building last November. You need a clean filter on the next check you write, or don’t.
If you are holding a unit through December and you want hold-versus-list math that includes insurance, HOA, tax, and those two event weeks, send the building. I’ll run the numbers.
